First and foremost, this version of Kaito isn't a ghost. He isn't dead. He isn't some sort of vengeful spirit possessed only of anger and the desire for revenge.
He's a Kaitou. Phantom Thief. With a emphasis on both words there.
Personality differences - Because of the monocle, he... kind of wants to steal everything. It's not an overwhelming desire, unless he doesn't have an outlet for it. Back home, he focuses on possible magical artefacts (mostly rumoured to break curses). However, here in the mansion? There's really nothing he should be (or could be in good concious) stealing. So expect some things here and there to go missing from rooms. Little, unimportant things. For now.
He can also be a bit more malicious in his pranking than a normal Kaito. Nothing that would intentionally harm someone, but things like locked doors and an ominous feeling of being watched. Sometimes, he just doesn't know when to stop.
Abilities - When not actively concentrating on staying solid, he's rather see-through and you're not going to feel more than a chill if you touch him. When he's totally relaxed his powers, he's not visible or in one distinct Kaito-shaped location. More of an awareness spread out throughout whatever room he's in. So he tries to keep his focus when he's in a larger or longer room, such as the ballroom, the dining hall, the lobby, or a hallway.
He can clone himself, making one perfect copy at a time. This takes concentration, and he can only hold it for about thirty seconds.
He's also able to posses people, much like the ghost Shinichi can. However, this takes rather than restores energy, and the more similar he is to the other person, the more it takes to keep himself together. A Hakuba or a Ran wouldn't give him as much trouble as 1412, and 1412 isn't going to give him as much trouble as a "normal" Kaito (though said assassin would freak him out more than a little bit).
He also has the ability to control weaker-willed ghosts/spirits/phantoms/what-have-yous. Admittedly, it's not all-powerful, and if he loses focus, he can lose control. But still. It's good to have mindless lurking presences working with you and not against you during a heist.
Place - He hasn't (and isn't) going to claim a specific room as his own. So someday, you might wake up to the feeling of another presence in the room with you~
